For most homeowners, the mortgage payment is the single largest monthly expense. When budgets feel tight, finding a way to reduce that payment can create welcome breathing room for savings, debt payoff or everyday living. While your loan balance does not change overnight, several practical strategies can lower what you pay each month. Some take a few phone calls, while others require more planning, but each is worth considering.
The first strategy is refinancing to a lower interest rate. If rates have fallen since you took out your loan or your credit score has improved, a refinance may reduce your rate and your monthly payment. Remember to factor in closing costs and calculate how long it will take for the monthly savings to cover them. If you plan to stay in your home well beyond that break-even point, refinancing can be a smart move.
Adjust your loan term or structure
The second strategy is extending your loan term. Refinancing into a new 30-year mortgage after several years of payments spreads the remaining balance over a longer period, lowering your monthly payment. The trade-off is that you may pay more interest over the life of the loan, so this approach works best when monthly cash flow is the top priority, such as after a job change or the arrival of a new family member.
The third strategy is removing private mortgage insurance. If you bought your home with less than 20 percent down on a conventional loan, you are likely paying PMI. Once your loan balance reaches 80 percent of your home's original value, you can usually request cancellation, and it typically ends automatically at 78 percent. If your home has increased in value, you may be able to remove PMI sooner with a new appraisal.
The fourth strategy is appealing your property tax assessment. Property taxes are usually collected through your escrow account, so a lower assessment means a lower monthly payment. Review your assessment notice carefully, compare it with recent sales of similar homes in your area and follow your local appeal process if the value seems too high. Many homeowners also overlook available exemptions, such as the principal residence exemption in Michigan.
The fifth strategy is shopping for homeowners insurance. Premiums vary widely between companies, and many homeowners renew year after year without comparing. Requesting quotes from several insurers, raising your deductible or bundling home and auto coverage can lower your premium and therefore your escrow payment. Just be sure any new policy still provides adequate protection for your home and belongings.
Consider a recast
The sixth strategy is a mortgage recast. If you come into a lump sum of money, such as a bonus or inheritance, some lenders allow you to make a large principal payment and then recalculate your monthly payment based on the lower balance, while keeping your existing interest rate and term. Recasting usually involves a modest fee and can be a simple alternative to refinancing when rates are not favorable.
